		<title>Vol 230 &#8211; Salsa Dancing (it&#8217;s All About Good Partnering)!</title>

			<content:encoded><![CDATA[<h3>What&#8217;s New?</h3>
<p>I have returned to salsa class after an almost two year absence</strong> due to some minor injuries <em>(first with my rotator cuff and then with my Achilles tendon)</em> that kept me off the dance floor longer than I had intended.  Now that I&#8217;m back, <strong>I&#8217;m remembering what I <em>loved</em> about salsa class . . . </strong><em>and what I didn&#8217;t miss so much. </em></p>
<p>The class I take on Tuesday evenings is <strong>Salsa Rueda.</strong>  &#8220;Rueda&#8221; means &#8220;wheel&#8221; in Spanish and much like an American square dance, this social dance form requires the leaders <em>(the men)</em> and the followers <em>(the women)</em> to move in opposite directions while the teacher calls out the next dance steps.</p>
<p>The moves can be as simple as a quick underhanded passoff to the next partner or as complicated as a series of intricate spins, but <strong>the idea is that we should all be doing the same thing,</strong> to the same counts, AT THE SAME TIME<em> . . .  &#8220;Uh,  five, six, seven, eight.&#8221; </em></p>
<p>As you might imagine, <strong>the men in the group range from very good, to not so wonderful</strong> <em>(I&#8217;m certain the women do as well, but I&#8217;m not forced to &#8221;partner&#8221; with them) </em>and depending on their skill set, it can be a lot of fun . . . <em>or not so much. </em> The more confident the leader, the lighter his touch and the clearer his directions, as he easily maneuvers his partner in and out, back and forth, and round and round, while we ladies gracefully follow suit <em>(that&#8217;s the idea anyway)</em>.</p>
<p>Conversely, the uncertain leaders who are sweating it out <em>(quite literally)</em> have a tendency to forcefully yank your arm, grip your hands, and throw you about in an effort to catch up and compensate for their confusion.  To add insult to injury, these <strong>Gene Kelly wannabes  </strong>will often say something along the lines of  <em>&#8220;Don&#8217;t worry you&#8217;ll get it,&#8221;</em> or <em>&#8220;Try not to lead, that&#8217;s my job&#8221; (yes, it is!)</em> as they seek to blame <em>you</em> for being out of step.  <em>Really dude? </em></p>
<p>In certain communities within the Bay Area, and certainly here<strong> in Piedmont we have returned to a very active &#8220;Sellers&#8217; Market&#8221;</strong> and much like my salsa class, I&#8217;m remembering what I liked about it - <em>and what I didn&#8217;t miss so much.</em></p>
<p>Having come at us with unexpected speed and force (<em>the only difference between this year&#8217;s Spring Market and last, seems to be consumer confidence ) </em><strong>it&#8217;s an absolute windfall for Sellers and downright discouraging for Buyers</strong> as they scramble from one house to the next, competing against double digit offers in some cases, and placing bids<em> well above</em> the list price that would have easily won the house last year and now aren&#8217;t even in contention.  <em>Wow, that doesn&#8217;t feel so good.</em></p>
<p><strong>As a listing agent, it&#8217;s fantastic to deliver results well above expectations,</strong> but as a Buyer&#8217;s agent, I hate delivering the news that my Buyers&#8217; well-crafted offer somehow fell short.  And for both of us, the frantic hunt for a home represents a tremendous commitment of both time and energy, as we face odds that frankly, aren&#8217;t in anyone&#8217;s favor.</p>
<p>The truth is, like dance, <strong>so much of the results have to do with <em>good timing and with the partners you choose.</em></strong>  If we time the market correctly, the results may be great, and if we don&#8217;t, you are likely to be moving on to another agent the next time you decide to buy or sell <em>(ouch, that&#8217;s not so nice)</em>.  In both cases, the market has far more power than do I, although <em>how I guide you through the steps</em> is undoubtedly important.</p>
<p>New home owners who bought in the last few years capitalized on the bottom of the market, while those that waited on the sidelines are feeling pressure that&#8217;s difficult to absorb as the market quickly climbs and for some unfortunate Buyers, becomes out-of-reach.  Meanwhile home Sellers are experiencing results they didn&#8217;t enjoy even a few short months ago. <strong> Regrettably, market realities are only revealed in hindsight.</strong></p>
<p>For those of you, unable to compete, you may need to take a break from the action until next fall when things typically level off <em>(markets tend to be cyclical). </em> This mini-bubble may just be that &#8211; <em>or it may not.</em>  But for those of you who can compete, compete to win and do it s<em>ooner, rather than later. </em> Prices are still climbing and<strong> today&#8217;s sales will be tomorrow&#8217;s comps.</strong></p>
<p>And as a<strong> Seller, if you have been waiting to recapture some of your lost equity, your patience may be well-rewarded</strong> at this time.  Please note however, that not <em>every</em> house is experiencing the same heavy demand.  Those that come to market, &#8220;turn-key&#8221; and freshly painted and staged, are attracting far more interest than those that still have several obstacles to overcome, <em>or those perceived as overpriced!</em></p>
<p>In both instances, do partner up with the best agent you can find <em>(just because you can do the dance, doesn&#8217;t mean you can do it well) </em>and get realistic about the competition you are facing.  <em><strong>(The Grubb Co. closed 106 sales last month alone </strong>and boasts more sales per agent than any other local firm.) </em></p>
<p>Then put on your dance shoes and cha, cha, cha!</p>

<p><em>&#8220;It should,&#8221; </em>I happily conceded, <em>&#8220;I spend a fortune on it.&#8221; (Not that my husband needs to know that.)</em></p>
<p>Regrettably, it&#8217;s not just my hair that requires ongoing upkeep as I age -<strong><em> almost everything</em> requires more maintenance these days</strong> <em>(only my hairdresser knows for sure). </em> Let&#8217;s admit it, we all benefit from some general upkeep and ongoing maintenance from time to time.</p>
<p><strong>Not surprisingly, homes are much the same.</strong>  Now that the sun is shining and winter seems to have finally abated, I have been busy hiring one handyman after another to help me whip our property into fine form <em>(Cliff is a lot of wonderful things, but &#8220;handy&#8221; isn&#8217;t one of them)</em>.  The windows have all been cleaned, the bricks, power washed, and I currently have a painter at the house working on several items that require overdue attention.</p>
<p>A tree company removed a very large and problematic Oak <em>(I don&#8217;t care how &#8220;majestic&#8221; they are, they&#8217;re a mess).</em>  I&#8217;ve been pruning or planting every spare moment, the gutters are scheduled to be replaced, a new automatic garage door is the next item on my agenda, and I&#8217;ve asked my husband for wall-to-wall shelving in the garage for Mother&#8217;s Day. <em>(It ain&#8217;t sexy, but it&#8217;s organized.) </em> <strong>There&#8217;s never a shortage of chores &#8220;to do,&#8221;</strong> especially after the BIG storms we all experienced as of late.  <strong>Ah, the joys of home ownership</strong>!</p>
<p>Still, as I check off each <em>&#8220;done&#8221;</em> item, I get a growing sense of satisfaction. These are gold-plated problems to be sure, but they need to be dealt with nonetheless.  While I can&#8217;t necessarily afford <em>everything</em> I&#8217;d like to do in the moment <em>(One day I&#8217;ll gleefully GUT the kitchen &#8211; heck, I&#8217;ll take a sledge hammer to it myself.)</em><strong> I&#8217;m methodically chipping away at those items I <em>can do</em>,</strong> and I know that eventually I&#8217;ll repair or replace the rest <em>(just in time to start over I suppose).</em></p>
<p><strong>I am inspired by my current clients and friends</strong> who have spent the last quarter of a century restoring their <strong>magnificent Victorian</strong> here in town: <a href="http://r20.rs6.net/tn.jsp?e=001hPCTMCsw2Z6xf3wApazcEduwl-A-RGp2ofHDYuP695V4wy67g7vhSVigyrea4QFZtVVjeg0t0DKiAnj0lZBsrv-CJH25qIQJH0APQ1N93KU_vwoargZRff9BC5uj58PbgShnTTrOyM1MFggzIuaEg8N52c_MFxIbXQfn9AahxVEhv873UsdMgTt7c9QzYTmYrYErO8oBGTJ_Ww5dRaAQkDUksVsau-UARKu46RXr0rX-oHjWCRZKEM4ztaoHc3KujMwlymPnVAMAoGRZOUJ0JAFtVQ01QpaenFrOxFBEAmNhuLqW3TRZxBSuSg_Yj1GZEfL2rk7z1Tyw_AvPWj7T5cfWAOuo-n0xr9Ac0um14c1NZFg9xn5uyPHu2iLHIIHTXQ2p8Z6NrYYHm60_D12AaF0BXNBXaHMHTpGUiubAl5FjNVyM4kA2wg==" shape="rect" target="_blank">www.55Craig.com</a>.  They remind me that these labors of love, don&#8217;t have to happen all at once; that patience is a virtue.  <em>Hmmm, that one I haven&#8217;t quite yet mastered.</em></p>
<p>I have also had my share of Sellers who have unfortunately, let their homes deteriorate, and only when they contemplate bringing their houses to market do they finally address the<em> looong</em> list of defects that now need immediate attention. (<em>Oh dear!) </em> They&#8217;ll often need to spend tens of thousands of dollars to make their homes shine, and once having done so,<strong> they invariably ask themselves why they didn&#8217;t improve their properties for themselves?</strong> <em>(It&#8217;s a fair question.) </em></p>
<p>Right now, I&#8217;m lucky to  be working with <em>two</em> sets of Sellers, both of whom have taken <em>meticulous care</em> of their homes throughout the years, which makes it so much easier to prepare their properties for sale.  Rather than eradicating termites and fixing the foundation, <strong>their lists are much more manageable</strong> and include items such as polishing the floors, mulching the gardens, and editing their closets, as is appropriate.</p>
<p>Not that they aren&#8217;t working like dogs - <em>THEY ARE (a strange phrase as my dog lives a life of complete leisure).  </em><strong>Selling a home, even under the best of circumstances, is always a TON of work</strong>. But they aren&#8217;t coming up against unanticipated and expensive repairs.  Instead, they are staging their homes, primping their gardens, deep cleaning, and purging, as is appropriate.</p>

<h3>What&#8217;s Pending?</h3>
<p>As anticipated<strong>, </strong><strong>9 Parkside</strong> in <strong>Piedmont</strong> quickly went pending last week after only one Sunday Open <em>(List price$ 909,000)</em> once again proving that <strong>homes under one million certainly are in high demand</strong> <em>(38 disclosure packages were requested on this particular home). </em> The bigger news here is that it received 17 offers (!) which means that 16 sets of Buyers are now in the market for something else.  <em>(Sellers, are you listening?)</em></p>
<p>And the stately home on <strong>Sea View Avenue</strong> is also pending<em>. </em> This property had originally come to the market last year, at a much higher list price without much success, but had a completely different result this time around.  It&#8217;s nice to see the highest-end properties in our neck of the woods find well qualified Buyers. That speaks volumes about consumer confidence!</p>
<p>At the other end of the spectrum, my glamorous condominium on 41st also went pending after the first Sunday Open.  With three offers, it is now comfortably in contract! (Listprice; $399,000)</p>

<p><strong>My dog Buck has had a visitor all week</strong>.  While studious clients of mine are busy readying their home for sale, we&#8217;ve been happily babysitting their dog, Tango.  He&#8217;s an Australian Shepherd/Golden Retriever mix and perhaps the sweetest dog I have ever met <em>(I&#8217;m sorry Buck, but that&#8217;s the truth). </em> Buck&#8217;s happy to have the company and we have plenty of room on our property which truth-be-told, is pretty much, <strong>dog heaven</strong>.</p>
<p>We&#8217;ve really loved having the second dog around and I&#8217;m hoping Buck will pick of some of Tango&#8217;s more gentle traits. <em>(Is that too much to hope for? Probably.) </em>After some hearty play, both dogs love to lounge and I&#8217;ve watched a pattern develop as they move from room to room, eventually landing outside onto the brick patio <strong>in search of the sun.  </strong></p>
<p>It&#8217;s not unlike the Buyers that have hit town recently now that the rains have finally subsided.  With little inventory from which to choose, they&#8217;re flocking to the same few good opportunities.  Sadly, only one winner will emerge from these multiple bid situations and then, the flock will move onto the next darling home -<strong> in search of the sun.</strong>  <em>And so it goes . . .</em></p>
<p>Each house seems to be building a stronger following than the last, resulting in a higher selling price as well.  Fueled by a lack of good inventory, HUGE pent-up buyer demand and historically low interest rates, <strong>good homes are flying off the market in strong competition</strong> and often, after only one Sunday Open  <em>(or even before!) </em>which certainly speaks to the overwhelming desire and interest well qualified buyers are bringing to the table.</p>
<p><strong>What a difference a few weeks make</strong>. It&#8217;s a quick turn around from where we stood a few years, or even a few short months ago. I met a woman at an open house on Sunday in her mid-forties who is in the market for the first time ever.  More remarkably, her mother, <em>who is in her seventies,</em> has just bought her <em>very first</em> home as well.  So whether you are a first-time Buyer, or a repeat offender, <strong>sales activity seems to be growing healthier by the day</strong> as Buyers of all ages step in to take advantage of a housing market that is clearly on the rise.</p>
<p><em><strong>So what&#8217;s my first step?</strong></em></p>
<p><strong>Define your goals</strong>.  Speaking with a friend last week who was in contract on a condo on the Peninsula, it was clear that she hadn&#8217;t <em>defined</em> her goals  Buyer&#8217;s remorse had set in and she phoned me in a near panic.  Once we defined her goals, the purchase didn&#8217;t seem so scary and her vision became crystal clear. <em>Ahhh.</em></p>
<p>So <strong>before purchasing,</strong> you should establish whether this home is your entree into the marketplace, is a transitional short-term investment, is the last home you will probably ever own, or is somewhere in-between.  Each of these distinctions has different ramifications and mitigating circumstances to be sure.</p>
<p><strong>It matters little in the grand scheme of things</strong> if you have to get extremely competitive on a home IF you will be living in it for the next twenty years.  However, if you think you are going to outgrow the home within five, you may need to be far more conservative.</p>
<p><strong>But if the goal is home ownership,</strong> then meet with your mortgage lender post haste, get quickly pre-approved and be ready to write a strong, competitive offer; one that makes you a legitimate contender.  <em>(There&#8217;s absolutely NO advantage to writing a weak or even a luke warm purchase offer; you&#8217;ll only raise the bar of each successive sale and push the &#8220;comps&#8221; ever higher.)</em></p>
<p>Finally, <strong>try to keep it all in <em>perspective.</em></strong>  When the market really heats up, it begins to get a little crazy.  Keep your wits about you and remember you will only get to control <em>your</em> intentions and <em>your</em> actions.  Then do your best.  <em>(That&#8217;s all any of us can do.)</em></p>
<p>And if there are two of you buying the house together, a<em>s is more often the case,</em> you will want to <strong>make sure your goals are aligned.</strong>  When spouses don&#8217;t agree, it can be a rocky road on the way to home ownership.  Make sure you are on the same page.<br />

<p><em>&#8220;Did you notice I made the bed?&#8221;</em> my husband playfully asked.</p>
<p><em>(How could I not?)</em></p>
<p><strong>Apart from the fact, that my husband <em>rarely</em> makes the bed</strong> and when he capitulates, it&#8217;s a sloppy mess with sheets, socks, and books typically balled up under the duvet cover, this time he&#8217;d actually gone to the trouble of stacking the pillows so they formed a precariously tall tower in the center of the mattress that threatened to fall over at any second and spill onto the floor. <em>(Really?)</em></p>
<p><em>&#8220;It&#8217;s art,&#8221;</em> he chided, poking fun of my compulsive habits.</p>
<p><em>&#8220;It&#8217;s annoying,&#8221;</em> I answered back, placing the pillows in their proper order and properly tucking in the sheets while snapping everything crisply into place.  <strong><em>Ahhh, order had returned to the Universe!  </em></strong>(A recent report on the Today show said that women spend up to three hours a week <em>redoing</em> their husband&#8217;s chores.  When did they meet my husband, Cliff?)</p>
<p>Some avant-garde artists would probably agree with him, given what passes for <em>&#8220;art&#8221;</em> in the world of elite collectors.  Mounted bathroom fixtures? Sculpted trash? Decapitated mannequins?  <strong>I don&#8217;t get it, </strong>but maybe I have a latent, budding artist on my hands.  Maybe not<em>.</em><em>  (Don&#8217;t give up your day job, honey)</em>.</p>
<p><strong>One man&#8217;s trash, is another man&#8217;s treasure?</strong></p>
<p>I was recently reminded of this by clients I hold near and dear.  Having successfully helped them sell their home, I was motivated to quickly find a replacement property &#8211; one that would meet <em>ALL</em> their needs, come in under budget, and provide the next stylish leg of their journey.  Given that they are among our closest friends &#8211; <em>and not just important clients </em>-<strong> their outcome wasn&#8217;t just professional, it was also <em>personal</em></strong>.  I was intent on delivering them their dreams . . .</p>
<p>Determined to find the best home possible, <strong>we&#8217;d been shopping seriously for months, but with little luck.</strong> Either the timing had been off or the house was too expensive, or the competition too great. Nothing quite seemed to really <em>sing</em>, let alone satisfy, or even suffice.</p>
<p><em>&#8220;What about that fixer we saw in Crocker Highlands a few weeks ago?&#8221;</em> my client asked, <em>&#8220;Is that still available?&#8221;</em></p>
<p><em>&#8220;You don&#8217;t want that,&#8221;</em> I stated emphatically, quickly dismissing her inquiry. <em>&#8220;That&#8217;s gonna need way too much work.&#8221;  </em><br />
Having <em>&#8220;flipped&#8221;</em> several of my own projects in recent years, I had a pretty good sense of the scope and the expense involved and <em>I had decided</em> that it would be too much for their busy and active lifestyles at this stage of the game. <em>(As if I knew all the answers.)</em><br />
<em> </em><br />
<em>&#8220;Let&#8217;s just go see it again,&#8221; </em>Laurie gently instructed.  <em>&#8220;Call us crazy, but we think it might work.&#8221;</em><br />
<em> </em><br />
In fact, <strong>I was right.</strong>  The home does need a LOT of attention, from foundation, to electrical and plumbing repairs, to roof replacement, to kitchen and bathroom renovations, this &#8220;fixer&#8221; requires an <em>extensive</em> overhaul, <strong>but Laurie was right too</strong> &#8211; not about the <em>&#8220;crazy&#8221;</em> part, but about her observation that the home will, indeed, <em>&#8220;work&#8221; </em>for<em> them.  (Who am I to argue?)</em></p>
<p>Here&#8217;s what I was missing and finally <em>&#8220;got&#8221;</em> thanks to the patience and gentle prodding of my good friends.  Irrespective of its shortcomings or perceived defects, this home also provides great natural light, an expansive backyard, and a terrific <em>&#8220;walk-to&#8221;</em> location &#8211; none of which were affected by the negative findings we uncovered during their &#8220;due diligence&#8221; period. <strong>While far from perfect, this home meets <em>their</em> needs</strong> and if it doesn&#8217;t fulfill <em>my</em> fantasy for them, who cares?  It isn&#8217;t my call to make.  Almost everything that isn&#8217;t right, can be made so and for the price we negotiated, they&#8217;ll have the leftover funds from the sale of their last home, to do so.  <em>(Light bulb moment!) </em><br />
<em> </em><br />
For years, I&#8217;ve encouraged you to <em>compromise,</em> but wasn&#8217;t willing to heed my own advice when it came to my close, personal friends <em>(shame on me). </em>I should have remembered that<strong> NO property is perfect and <em>every</em> home requires some compromise</strong> <em>(true).  </em>And of course, I also needed to recognize and remember, that <em>I don&#8217;t control the outcome. (What a concept.)</em></p>
<p>Now having successfully negotiated through <em>ALL</em> of the new discovery, <strong>my friends ARE happily in contract and should close within a few short weeks</strong>. Moreover, they are truly excited about the prospect and the journey that lies ahead (<em>and I&#8217;m excited for them)</em>. Within their capable hands, I am looking forward to seeing where they take this new home and how it evolves over time.  Moreover, I know they will make it <em>SING!</em></p>
<p>So maybe Cliff&#8217;s <em>vision</em> is worth reconsidering after all &#8211; <em>uh, maybe not.</em>  I think I&#8217;ll just make the bed myself &#8211; it&#8217;s clearly not worth the aggravation.<br />
At least, that&#8217;s something <em>I can control.</em></p>

<h3>What&#8217;s Pending?</h3>
<p><strong>Eighteen homes are currently pending in Piedmont</strong>.  This week, the stunning home on <strong>Highland Avenue</strong> received two offers and went into contract well above asking.  List price: $1,685,000.</p>
<p>In total, first quarter listings averaged only <strong>16 days on market</strong> according to the MLS, and sold for $527 a square foot, at an average price of $1,305,000. Of the 17 posted sales, 11 homes have sold under $1,500,000, many of them considered &#8221;entry level&#8221; by Piedmont&#8217;s standards. (<em>&#8220;Entry Level&#8221; pricing is obviously &#8220;relative.&#8221;)</em></p>

<p><em>Dang! </em> <strong>Like millions of others, I failed to win the largest lottery prize in history</strong>.  I just don&#8217;t get it.  I bought <em>five</em> tickets and my numbers were really, REALLY good <em>(there goes my retirement plan).  </em>Plus, I&#8217;d be a fantastic <em>(and generous</em>) multimillionaire <em>(not that you wouldn&#8217;t</em>).</p>
<p>Listening to the odds on the national news, <strong>it was more likely that one would be hit by lightning</strong> <em>(fifty times!) </em>be killed by flesh eating bacteria, or die in their own automobile on the way to buy the lottery ticket, than it would be to win.  In fact, the only thing <em>less likely</em> than picking the correct numbers, was the potential to be eaten by a great white shark. <em>(It could happen.)</em></p>
<p>Did that stop us?  Not at all. <strong>The nearly impossible odds didn&#8217;t dissuade me</strong>, nor millions of others evidently, as we happily plunked down our hard earned cash for the slimmest of chances at changing our lives.  Skeptics be damned, no one&#8217;s killing my dream.  Someone was going to win a half a BILLION (!) dollars.  <em>It might as well be me!</em></p>
<p>Here&#8217;s the stat I liked best.  When asked, <em>&#8220;What would you do with the money, if you won?&#8221;</em> the overwhelming majority of respondents said, <em>&#8220;I&#8217;d buy a house.&#8221; </em></p>
<p><strong>&#8220;I&#8217;d buy a house . . .&#8221;</strong></p>
<p>Some said,<em>&#8220;I&#8217;d buy a house for my mother&#8221; or &#8220;I&#8217;d buy a BIGGER house,&#8221; or &#8220;I&#8217;d buy a house in Hawaii,&#8221; </em>but there&#8217;s no denying that <strong>the number one dream shared by most Americans continues to be &#8220;home ownership&#8221;</strong> or in the words of the late, great Davey Jones of The Monkeys fame, <em>&#8216;I&#8217;m a believer.&#8221; </em>  <em>&#8220;Not a trace, of doubt in my mind.  I&#8217;m in love, Ooh, I&#8217;m a believer, I couldn&#8217;t leave her, if I tried . . .&#8221;</em></p>
<p>The other piece of the report I found fascinating was that the mere act of purchasing the lottery ticket made us happy.  We didn&#8217;t necessarily<em> need</em> to win in order to feel happy <em>(although that would have been nice)</em> <strong>we just needed to<em> imagine</em> winning.</strong> Visualizing how our lives might change and improve for the better, elevated our moods <em>in the moment,</em> even though the odds of winning were literally, astronomical, and far, FAR removed.  Science has proven that we positively benefit as a result of our dreams.</p>
<p><em>So dream on !</em></p>
<p><strong>America is a nation full of dreamers, </strong>from our forefathers who set out for the brave New World, to today&#8217;s Silicon Valley movers and shakers that are changing it more profoundly and more rapidly than at any other time in history.  Uniformly, they all began with a <em>dream.</em></p>
<p>Watching my neighbor&#8217;s daughter, Suzanne, pack up the rented U-Haul truck on Sunday in order to move over to San Francisco as she pursues her career, I was once again reminded of how important and how exciting young dreams can be.  <strong>Is there any act more independent than establishing one&#8217;s own hearth and home? </strong> And is there anything more gratifying to us parents than watching our little birds successfully leave the nest and create one of their own?  It&#8217;s a given that our children&#8217;s happiness is part and parcel of our own dreams as well. We don&#8217;t just want to see our children fly, we <em>yearn</em> to see them soar . . . .</p>
<p>No, I didn&#8217;t win the $670,000 lottery, and you didn&#8217;t either <em>(no one in California did)</em> but that didn&#8217;t keep us from <em>dreaming</em>, nor should it.</p>
<p><strong>It takes dreams, prior to action.</strong></p>
<p>So come on over to Piedmont and<strong> let me help you realize the <em>dream</em> of home ownership. </strong> I can&#8217;t promise you the lottery, but riches aren&#8217;t measured in dollars alone.  I for one, have been very lucky indeed.</p>

<h3>What&#8217;s Happening?</h3>
<p><strong>The dream of &#8220;home ownership&#8221; isn&#8217;t unique to those of us here in the United States,</strong> it&#8217;s one shared by people the world over.  This weekend, more than 240 Piedmont high school students will give up their Spring holiday <em>(my son included)</em> and travel by bus down to Mexico to build houses for those less fortunate than we here in Piedmont.</p>
<p>Consisting of a concrete slab floor, two rooms, two windows, and four walls, these homes are short on amenities <em>(no running water or electricity)</em> but long on security and protection.  <em>(Most of these families have never known a front door that locks!)  </em></p>
<p>These young Piedmonters will likely never take their own homes for granted again, nor will I.  I&#8217;m proud of each and every one of them<em>.  Don&#8217;t forget your hammer, kids.</em></p>

Not only does she hit the gym daily, she plays competitive tennis, swims in a master&#8217;s program, and power walks the steep hills of Piedmont, so she&#8217;s not just fit, she&#8217;s <strong>SUPER-FIT! </strong></p>
<p><strong>Me?  I&#8217;m <em>pseudo-fit.</em></strong>  I put up a good front, but it&#8217;s all smoke and mirrors <em>(and creative draping).</em>  After two weeks of working out, I&#8217;m definitely feeling the burn from those relentless squats <em>(Ugh!) </em>and I&#8217;m discovering muscles I haven&#8217;t used in quite some time.  Did I mention that I&#8217;m getting up at 5:30 IN THE MORNING! <em>(that&#8217;s a.m.)</em> to put myself through this torture <em>(say what)?  </em>For a girl who used to teach aerobics, dance professionally, and perform aerial acrobatics in the circus, it&#8217;s humbling to say the least.  Let&#8217;s face it, only children look forward to aging. <em>(My teenage driver-in-training can&#8217;t wait to turn sixteen!)</em></p>
<p>Of course, this got me to thinking about the <em>muscles</em> we use with respect to Real Estate, which is to say that buying or selling a home isn&#8217;t something one typically does every day, every month, or even every year.  Unless you are a professional &#8220;flipper,&#8221; are being relocated on a regular basis, or are <em>unlucky</em> in love <em>(sadly, divorce is a key driver in real estate sales)</em> the reality is that, on average<strong>, Buyers and Sellers will likely enter the California marketplace only once every 5-7 seven years.</strong></p>
<p><em>What about the rest of you?</em></p>
<p>Many of you will live in your homes for twenty years or more as you transition through the parenting stage before seeking a <em>&#8220;buy-down&#8221;</em> residence, OR a change in lifestyle, OR new geography altogether.  A handful of you, will stay on indefinitely in the homes you bought early on or inherit the one you grew up in from your parents <em>(lucky you).</em>  <strong>With lengthy time gaps in-between these MAJOR transactions, is it any wonder your muscles have <em>atrophied?</em></strong>  And just like me, who&#8217;s returning to exercise after a waaay too-long hiatus<em>, </em>it can be hard to keep up.  (<em>It can even hurt!)</em></p>
<p>In other words, your muscles aren&#8217;t necessarily<em> in shape</em> when trading real estate; they are simply no longer toned.  So one of the things I often need to do when I take on new clients, is to work on your<em> fitness</em> with respect to the market and where it currently stands.  In essence, <strong>I quickly become your personal trainer, <em>&#8220;Drop and do twenty!&#8221;</em> </strong></p>
<p>Okay, forget the push-ups, but I will send you to Sunday Opens, I&#8217;ll encourage you to get pre-approved for a loan, and I&#8217;ll pull comps for your review as I work to bring you up-to-speed.  I will force you to read the disclosures <em>(all of them),</em> I&#8217;ll debate with you vigorously, I&#8217;ll undoubtedly challenge your thinking, and ocassionally, I will disagree with your conclusions <em>(it makes us both healthier).</em>  I know that <strong>the faster you shape up with respect to what is <em>real</em> and what is <em>imagined</em></strong>, the better off you will be and the better your results. <em> (BTW, it isn&#8217;t necessarily any easier on my end, people don&#8217;t like giving up their illusions.)  </em></p>
<p>Last Week, <strong>The GRUBB Co.</strong> invited it&#8217;s own trainer to our weekly Tuesday morning  meeting, <strong>Carole Rodini.  </strong>Ms. Rodini is a no-nonsense, shoot-from-the-hip, take-no-prisoners, highly-respected, top-notch economist and an expert in the field of Real Estate<em> (in other words, she&#8217;s my kinda gal)</em> and best of all, she&#8217;s incredibly straight-forward.</p>
<p>Carole lectured for nearly an hour without pause <em>(I&#8217;m not kidding, this women barely stopped to breathe) </em>and enlightened us all.  I&#8217;ve had the privilege of <em>&#8220;working out&#8221;</em> with Carole before, but <strong>she never fails to exercise the brain</strong> as she shared her observations about Real Estate, the economy, politics, world views, our local market, and the future for them all.  <em>(Whew!  I can only hope that I&#8217;m as relevant at 68.)</em></p>
<p>I can&#8217;t begin to pass along ALL of Carole&#8217;s pearls of wisdom in the limited space here, but I will say that she predicted that both <strong>the market and the interest rates will tick up measureably this year</strong>. <em>(Interest rates can&#8217;t really get any lower &#8211; the prime is nearly at zero.)  </em>In fact, home prices are already rapidly rising, as any Buyer who has actively been in the Spring Market can attest to. For those of us on the service end of things,it <em>feels</em> dramatically different than last year&#8217;s much slower paced market <em>(it&#8217;s literally turned on a dime!)</em>. Interest rates will undoubtedly rise more slowly than will home prices, but they aren&#8217;t expected to go down any longer and the  fees associated with them will definitely go UP!  So if you are waiting for values to continue to soften, unfortunately, you have already missed the mark <em>(at least here in Piedmont).</em></p>
<p>Every Buyer I helped purchase a home <em>last year</em>, did extremely well and is now in good position for what lies ahead.  While I&#8217;d like to personally take the credit for their good fortune, the truth is that they were lucky enough and smart enough to hit good timing.  Last year&#8217;s Buyers capitalized on the very bottom and<strong> next year&#8217;s Buyers will likely wonder why they didn&#8217;t purchase in 2012!</strong></p>
<p>Carole Rodini closed her talk with this tidbit about multi-billionaire, Warren Buffet, who said <em>(and I&#8217;m paraphrasing, as did she)</em> that <strong><em>every</em> market is either a Buyer&#8217;s OR a Seller&#8217;s market. </strong> The trick is figuring out which one it is and then<em> <strong>quickly</strong></em> shifting to the <strong><em>other side</em></strong> of the table.  That  philosophy of recognizing the shifts in fortune and then running from side-to-side when appropriate, seems to have worked pretty darn well for Mr. Buffet and Ms. Rodini.  <em>Hmmm. . . </em></p>

<p>I&#8217;m not kidding. <strong>Perhaps you&#8217;ve seen his smart fleet of white Toyota Prius </strong>around town that don everything from a Raider&#8217;s Football helmet to an A&#8217;s baseball cap?  In addition, they have cars that sport a Shark&#8217;s helmet, a policeman&#8217;s cap, a fireman&#8217;s hat and a host of others that are vendor specific sponsored.  Now how smart is that?  <em>(Pretty darn smart.)</em></p>
<p><strong>The GRUBB Co. doesn&#8217;t have an official hat </strong><em>(although it&#8217;s not a bad idea)</em> but it got me wondering, if push came to shove, <strong><em>what hat would my car wear?</em> </strong> As the author of <a href="http://r20.rs6.net/tn.jsp?llr=zi6npkcab&amp;et=1108437631487&amp;s=1244&amp;e=001Q0DZQ4E38RGdRck0xqJ6HoU0ADvay2UAsHXOboNtNjefLGveYD6uQLd-WHXVuIf8Ib96dIainXxDHxuSSKMkP4g_JKCKNeKnasjQhovkLfjsDtvUGl0FvuaDUxnBnQ1p" shape="rect" target="_blank">The Piedmont Perspective</a>, I might mount a typewriter on top for everyone to see, but as a busy Realtor, it might be more apropos to display an A-frame instead.  The fact of the matter is, I wear so many hats on a day-to-day basis, that I&#8217;m hard pressed to limit the choice to one; <em>the Butcher, the Baker, the Candlestick Maker!  </em></p>
<p>Nor am I alone by any means &#8211; partner, mother, Realtor, community organizer, board member, tour guide, weekend warrior . . .   and so the list goes. On any given day, any one of us might don a chef&#8217;s hat as we whip up a batch of brownies, to be replaced by a chaffeur&#8217;s cap as we drive the kids&#8217; carpool, to be replaced by a nurse&#8217;s cap as we mend a bruise <em>(or a broken heart)</em>.  <strong>Such is the challenge of every busy adult as we just plain juggle . . .<em> life!</em></strong></p>
<p>Ideally, when I work with Buyers,  I&#8217;m <em>not</em> juggling; <strong>I am instead, seeking to define what hat I&#8217;ll be wearing</strong> with respect to my client&#8217;s goals from the very start.  &#8220;Let&#8217;s determine whether you want this house<em> at a bargain,</em> or whether you <em>want</em> this house,&#8221;  I&#8217;ve been known to say, <em>&#8220;because they are two entirely different intentions.&#8221; (They are.)  </em>What&#8217;s more, they employ two very different strategies. The first allows you to throw a &#8220;low ball&#8221; offer at a house and walk away unfazed if you don&#8217;t get a response, while the second aims to at the very least keep the ball in your court<em>, </em>if not deliver you the property altogether.<em> (&#8220;Congratulations, you got the house!&#8221;)<br />
</em></p>
<p>With Sellers, the conversation goes more along the lines of, &#8221;Is your intention to <em>&#8216;test&#8221;</em> the market or is it to actually <em>sell</em> the house in this more conservative marketplace?  Will you be taking your house off the market  should the house fail to sell at your asking price, renting it instead, or will we set a protocol for a <em>price reduction</em> within two weeks time, should the market indicate a different expectation?&#8221;  <strong>In short, <em>what hat would you like me to wear?</em></strong></p>
<p><strong>These aren&#8217;t always easy conversations to have</strong> when clients are hoping for a &#8220;<em>Hail Mary&#8221;</em> result after getting battered about by the economy, but at least, with clearer communications, we should know what to expect from one another as we progress through what can be a highly charged and often emotional process.  (<em>Don&#8217;t worry, I&#8217;ll be wearing my circus hat, in case you need a safety net below the high wire.)</em></p>
<p>Here&#8217;s the reality, whether it&#8217;s a hard hat, a gardener&#8217;s cap, a  decorator&#8217;s  chapeau or some other fancy head gear you&#8217;ll need me to fashion, rest assured, it can be done.  It&#8217;s just that it&#8217;s easier for everyone involved, if I am really clear as to your intentions going in.  <strong>When each of us articulates and commits to the outcome we desire from the very start, the ride is typically more productive and much more dependable as well</strong> &#8211; a lot like those nifty Prius cars Tim and Rhea count on for marketing their very successful business.  Pretty clever!<em>   </em></p>
<p><em>Hey Tim, what&#8217;s the next hat on board?  Can I nominate a GRUBB hat?  I&#8217;m sure our marketing department can easily come up with one.</p>
